Listing your home
We take care of all aspects related to listing, marketing, and procuring a tenant for your home. A yard sign is posted, the home is listed on multiple websites, and advertised on social media.
Tenant Screening
Arguably the most important part of property management. A good tenant will bring you less stress and more income over time. We utilize top-tier screening companies to check a tenant's rental/mortgage history, credit, income, employment history, pet immunizations/history, criminal history, debt ratios, and more.
Management Fees & Commissions
Our fees and commissions are straight forward and transparent. Upon lease execution a small fee will be due to pay for the new tenancy to the property manager as well as the tenant's agent. Additionally, a monthly management fee is due as we collect the rent - if the property is occupied, there is no fee due. Please note that even if a tenant pays on the 1st of the month, sometimes it can take up to 10 days for the owner to receive payment due to weekends and holidays.
Property Evaluation
Each property is provided a comparative market analysis and matched against other rentals in the area for accurate pricing. The property managers will walk through the property and recommend any make-ready items they believe will assist in renting the property such as painting, flooring, cleaning, and more.
Lease Management
One of our primary goals is to ensure compliance with state laws (landlord-tenant laws, fair housing, etc) - for example, many landlords do not know that locks must be changed whenever a new tenant enters a tenacy.
Maintenance
Owners can breathe a sigh of relief knowing that we handle maintenance requests from tenants in a timely fashion. Repair reserves are kept in a trust account as required by the Texas Real Estate Commission and the property manager assigned promptly schedules and pays for any necessary repairs to the home. The reserves are then refilled from the monthly rent collected and/or the owner. Fear not - there is a limit to where the manager must obtain consent from the owner to complete the repair.
Inspections
Ensuring lease compliance and property condition is one way we make sure our properties maintain value and the tenants do not destroy them. Quarterly checks are mandatory but most of our managers conduct monthly checks of the property.
Transparency
We track and provide the rent roll for each property as well as a break-down of expenses/repairs conducted.
Security Deposits
Security deposits are held in a trust account managed by the brokerage as per the Texas Real Estate Commission.
